I don't think my broker can pull off this mortgage, even if the offer goes through and the place is otherwise mine. I have to wait and see. Right now, it's not looking good.
So what's the worst thing that can happen? You don't get this place, and you end up finding something else that suits you just fine, financially and otherwise. You've already accomplished so much, you're still quite young (by the standards of many of us here ;-) and I'm sure there are plenty of other opportunities out there. Good luck with whatever happens!
Yes, for the future it would be good to get pre-approved for a mortgage so that you exactly what you can shop for. I think it would definitely save some heartbreak .
The did give me a pre-approval letter. I needed it to make the offer. The mortgage place won't really give an anwser on if it's actually going to be approved though.
Jenna is in a fix right now and she needs Your help. We ask for guidance and wisdom and a big door to be opened to find her just the right place. If the Jackson house is right, we ask that You open that door and let her step thru. If not, point the way to the place she is meant to live.

I realize the system is different in the US (I'm in Canada) but we were refused for a mortgage from nearly every major bank before we found a small credit union who would give us a mortgage. Our broker pulled out all the stops and after a few weeks of sleuthing he came through.
Hi Jenna, The smartest thing I ever did when I bought my house was to get two Mortage Brokers, and pit them against each other. That dropped my mortage by two percentage points.
Enjoy the story of a young writer living in Washington County with her fancy dogs, sheep, lots of chickens, fiber & meat rabbits, geese, ducks, turkeys, a hive and a garden. Expect to hear a lot about mountain music, the civil war, local food, and my friends along the way. It's a big time folks.
